The Importance of Annual Maintenance

Whether your heating and cooling equipment is new or several years old, having an annual inspection, cleaning, and adjustment will go a long way to getting the longest life possible out of your home comfort system.
The old saying is true, be it your car, your furnace, or your health: An ounce of prevention is worth a pound of cure. With the HVAC systems we see day in and day out, 9 out of 10 system failures are caused by a lack of maintenance.
Your furnace, heat pump or air conditioning unit is not a sealed piece of equipment. Getting inside it and keeping an eye on what’s happening will make it run better and save you money in the long run. Something as simple (from our end) as cleaning out burners and sensors will prolong their life. Even adjusting gas pressure and tightening electrical connections will prevent overheating.
With most parts inside a furnace, AC, or heat pump, we can test them and look for indicators that they are wearing out or close to failure. This allows us to get the customer involved and inform them of their options. Many times we can replace the part proactively, saving the customer the expense and emergency of a breakdown during a cold snap or heat wave, when break downs are most likely to occur. Something as simple as cleaning out a condensate drain proactively can prevent catastrophic damage to the furnace or the home, and is included with regular maintenance.
Just like with a car, annual maintenance can add years to the service life of your heating and cooling equipment. The difference is your furnace or heat pump runs in the background and most people don’t think twice about it. Think about this – if your car ran as many hours as your furnace each year, it would require over twenty oil changes, or over $800 in maintenance. Annual maintenance on a heating and cooling system will cost around one quarter of that.
Another often ignored aspect of HVAC maintenance is the warranty of your new system. If your heating and cooling system is new, manufacturers will often require proof of maintenance be provided before a warranty claim is accepted. Wildfires In The Metro Area Bring Air Quality To The Forefront

As thousands of acres burn in the Portland area, it is important to consider the ramifications to the quality of air you are breathing. There is little that can be done outside, but there are opportunities to improve the air quality within your home.
Now is a good time to check your air filters and clean or replace them if they are dirty. Ash from the fires is falling all over the entire Portland Metro area and may find its way into your home and ultimately your filter.
Checking your filter regularly during this time will help prevent any problems or further degradation of the air quality inside your home. Running your furnace fan continuously will help maintain cleaner air within the home as well.
